Privacy Policy

Hometown Meadows is a manufactured home community located at 121 Smith Lane, Nashville, Arkansas 71852, owned and operated by Kubera Homes LLC ("Hometown Meadows," "we," "us," or "our"). This Privacy Policy explains how we collect, use, share, and protect information when you visit hometownmeadows.com (the "Site"), submit a rental application, pay rent or fees online, or otherwise communicate with us.
By using the Site, you agree to the practices described in this Policy. If you do not agree, please do not use the Site.
01 Information We Collect
Information you give us directly
- Contact and inquiry details — name, phone number, email address, and the contents of any message you send us through a contact or "Report a Problem" form.
- Rental application information — for each adult applicant: full legal name, date of birth, the last four digits of your Social Security number or ITIN, current and prior addresses, landlord references, employment and income information, government-issued ID, vehicle information, household members, pets, and emergency contacts. We also record your typed signature and the date and time you submitted the application.
- Housing assistance information — if you participate in the Housing Choice Voucher (Section 8) program or a similar program, the name of your housing authority and caseworker and related program details.
- Payment information — when you pay an application fee, deposit, rent, or other charge online, your payment is processed by a third-party payment processor. We receive confirmation of the payment, the amount, and the last four digits of the card or account used. We do not store full card numbers or bank account numbers on our systems.
- Resident account information — if you use a resident portal, your login credentials, payment history, maintenance requests, and communications with the office.
Information collected automatically
- Device and usage data — IP address, browser type, device type, pages viewed, referring page, and the date and time of your visit.
- Cookies and similar technologies — small files that help the Site function, remember your preferences, and help us understand how the Site is used. You can control cookies through your browser settings; some Site features may not work if cookies are disabled.
Information from other sources
- Screening reports — with your authorization, we obtain credit, criminal background, eviction history, and identity-verification reports from consumer reporting agencies and screening vendors.
- References and verifications — information from current or former landlords, employers, and housing authorities that you list on your application.
02 How We Use Information
We use the information we collect to:
- Respond to your inquiries and schedule showings.
- Process and evaluate rental applications, including screening for creditworthiness, rental history, and criminal background as permitted by law.
- Prepare, sign, and administer lease agreements.
- Collect application fees, deposits, rent, late fees, and other charges, and send receipts.
- Send rent reminders, payment confirmations, maintenance updates, community notices, and other service messages by email, text message, phone, or mail.
- Receive and complete maintenance and repair requests.
- Comply with fair housing, landlord-tenant, tax, and other legal obligations, and respond to lawful requests from housing authorities, courts, or government agencies.
- Protect the safety of residents, staff, and property, and prevent fraud.
- Operate, maintain, and improve the Site.
We do not sell your personal information.
03 Text Message (SMS) Communications
If you provide a mobile phone number and opt in, we may send you text messages about your application, rent due dates, payment confirmations, late notices, maintenance requests, and community announcements.
- Consent — By checking the SMS consent box on our forms or replying to a text from us, you agree to receive these messages. Consent is not a condition of renting a home.
- Frequency — Message frequency varies based on your account activity. Typical rent-cycle messages are sent no more than a few times per month.
- Cost — Message and data rates may apply according to your mobile carrier plan.
- Opt out — Reply STOP to any message to stop receiving texts. Reply HELP for help, or call the office at (870) 233-9798.
- Privacy — Mobile phone numbers and SMS consent are not shared with third parties or affiliates for their marketing purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. Hometown Meadows does not sell, rent, or share your mobile phone number or SMS opt-in data with third parties for marketing or promotional purposes. Your consent to receive text messages is never shared with or sold to any third party.
05 Applicant Screening and the Fair Credit Reporting Act
When you apply, we or our screening vendor obtain a consumer report about you. If we take adverse action based in whole or in part on that report (for example, denying your application or requiring a larger deposit), we will provide you with an adverse action notice that includes the name and contact information of the consumer reporting agency, a statement that the agency did not make the decision, and your right to obtain a free copy of your report and dispute its accuracy.
06 Fair Housing
Hometown Meadows complies with the federal Fair Housing Act and the Arkansas Fair Housing Act. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, or disability. We accept Housing Choice Vouchers.
07 Data Retention
We keep application records for the period required by fair housing and consumer reporting laws (generally at least two years after a decision). We keep resident and lease records for the duration of the lease and for the period required by tax, landlord-tenant, and lender obligations afterward. Payment records are kept as required for accounting and tax purposes. When records are no longer needed, we delete or securely destroy them.
08 Security
We use reasonable administrative, technical, and physical safeguards to protect your information, including access controls, encrypted connections for the Site and online forms, and third-party processors for payment card data. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
09 Your Choices
- Email — you can unsubscribe from marketing emails using the link in any message. We will still send service messages related to your application or lease.
- Text messages — reply STOP at any time.
- Cookies — manage through your browser settings.
- Access and correction — you may request a copy of the personal information we hold about you, or ask us to correct it, by contacting the office.
10 Children
The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13 through the Site. Household information provided on a rental application about minors is collected only from the adult applicant.
11 Third-Party Links
The Site may link to third-party websites, including payment portals, housing authority sites, and mapping services. We are not responsible for the privacy practices of those sites.
12 Changes to This Policy
We may update this Policy from time to time. The effective date at the top shows when it was last revised. Continued use of the Site after a change means you accept the updated Policy.
